Here at GetTesting we work with a range of private landlords, property management companies and some of the UKs largest letting agents to help ensure their tenants aren’t exposed to unnecessary electrical risks, be it an electric shock or fire hazard by performing regular PAT testing. A range of electrical appliances with different levels of risk are present in most rental properties, most notably in the kitchen, but also elsewhere if the property is let partially or fully furnished. Here are some of the items you may find.

In non-furnished properties

Extractor fan
Electric hob or electric ignition for gas hob
Convection or storage heaters
Other built-in appliances, such as fridges, freezers, microwaves

As in non-furnished plus;
Washing machine

Vacuum cleaners

In fully-furnished properties

Single occupancy properties

In non-HMO properties we recommend PAT testing at change of tenancy or every 2 years, whatever comes first (please check with your letting agent and insurers though, they may have their own rules) alongside fixed wire testing every 5 years.

Houses of multiple occupancy

In HMO properties we recommend annual PAT testing of communal appliances, plus the law stipulates that fixed wire testing must be carried out every 5 years. If your HMO also has an emergency lighting system, these must also be tested according to BS5266.
